Problems

This is a page listing issues, problems and variations as we build, listed by fault.

As a note, many of these are not the fault of Nuvo homes, and in most cases when they have been, Nuvo have fixed them at no charge to us.  We enjoyed working with Nuvo, but I would hope in the future their Foreman takes a more hands-on approach, as 80% of all issues listed, we had to bring it to his attention.

The only really outstanding issue now years on, is that the front downpipe off the gatehouse goes into the ground, and they wouldn't put a drain under it.  I sometimes just scratch my head.

Bench Top Issues

The stone benchtops had a lot of issues.  The Kitchen sink bench was cut 1m too short.  The Kitchen oven bench was not cut short enough.  The Kitchen island bench was chipped.  The laundry bench was cut the wrong length.  The ensuite bench had sinks in the wrong spots so it didnt line up with the taps.  * Fixed *

They also put a waterfall edge on one bench that we did not ask for.

The other issues was holes cut out for soap dispensers etc were not done.  They are coming back.  * Fixed *


Doors

Multiple doors were sent out with the hinges on the wrong side, or glass doors around the wrong way.

There were not enough door handles sent out for the job, and they are getting more.  * Fixed *

Large stacker doors had massive scratches on the handle   * Fixed *


Windows/Glass Issues


The large window in the dining room has huge flex in it when you push it, and the wall below it moves with it now.  They are looking for a solution.   * Fixed *

5 windows are incorrect around the house, some being done in obscure glass (old style) even though we had specified translucent or clear.  Some windows do not open how we had specified on the plans as well.  These will be rectified by handover we have been told.   * Fixed *

It looks like our large stacker doors are the wrong size for the opening.  No one knows who fault yet, and how to fix.  Ouch!  * Fixed *

Flyscreens have had multiple the wrong size, and the large stacker ones have gone back to be resized as well.   * Fixed *

Splashback glass came out and had holes cut in wrong spot.  They had painted the wrong side of the glass.    * Fixed *

Carpentry Issues


They plastered the underneath of the stairs, even though we had requested it to be left open for storage.   * Fixed *

Although the plans show a cavity slider door on the ensuite, non was actually provisioned, so they have had to take down that wall, and rebuild it.  This has made the plumbing easier though. * Fixed *

We had specified a cavity slider into our WIR.  They allowed for one, but got the door to slide the opposite direction than what we had specified on the plan.  This then meant we could not mount the LED TV on that wall, so they have had to take out the whole wall and redo.  * Fixed *

They put the window in my office at same height as other windows around the house, but we had specified 900mm off the slab, so that my office desk could fit BELOW the window.  They had to change that wall which was a big job. * Fixed *

No space was left in the roof trusses to mount the air con unit.  New trusses are being made up to accommodate it. * Fixed *

We had not specified air con droppers for the downstairs, so the carpenters had to make them on the fly.  We got charged $135 for it. * Fixed *

We also have a cavity slider in the main downstairs hallway.  Due to the fact it was on an external wall, they had to build a new frame, which made our stairs slightly narrower. * Fixed *

Engineering Issues


After the steel was put in, it was realised that the main steel beam running in our house was 450mm thick, but the floor was 300mm, so we have a 150mm bulk head in our kitchen now.

This is a real pain, but we are OK with it now.  It seems then engineers changed the beam required, and no one picked up on it being thicker than the floor above.

Also, the engineers made the wind rating too high, but it was not picked up soon enough, so we have an extra strong house, that cost more.

Concrete issues


The water tank slab was poured so much lower than the house, that dirt from the lawn will be much higher than it.  They will have to come back and add more concrete.   * Fixed *

They also forgot to concrete a section near the kitchen, although it was marked on the plans.  They have to come back and do that. * Fixed *

Plumbing issues


The plumber decided that a sewerage pipe in our living room (not on the plans) was a great idea.  We had had them jack up the concrete and tip it out.  They also realised where they put it in the living room wouldn't work with the beam above it anyway.  haha.  * Fixed *

They also made the toilet pipe downstairs too far away from the wall.  To save them work, we built a false wall instead. * Fixed *

They also wanted to run bulkheads through the living room (not on the plans) to make it easier for them to get the fall from the upstairs bathrooms.

I ended up having to redraw the plumbing plans so that no bulkhead was required.  Amazing what the owner has to do sometimes. * Fixed *

The plumbers have also put all their connections ABOVE the AV room, the most expensive room in the house.  Sometimes I wonder if they ever look at the plans.  We will just have to live with this one.

They have also run pipes under where the laundry chute is to go, marked on the plans.  We will have to get them to move these. * Fixed *

Electrical Issues


The switch height through the house was done at a standard height, but as we are using CBUS Led switches, they need to be higher to see them. * Fixed *

Some cables have been run under the laundry chute location and will have to be moved. * Fixed *

Roofing Issues


The roofing guys ended up adding 6 more downpipes than what was on the plans, due to the fall of the roof.  Our biggest issue is getting a downpipe right down the middle of the front wall of the house.  We are fearful of how it will look, but could not come up with another option.

We are also going to have to spend more money, and put more manhole openings in, as the roof space is so tight, once air con is in, we will not be able to get through the roof cavity without more openings.

Selection Issues


We have had a number of issues with selections not being done as asked, and little things like toilet windows specified, but there is not actually a window in that toilet.  It seems attention to detail is missing here a bit.

We have had to, on numerous occasions, send back to the consultant amended selections, even though we have already specified them

Harvey Norman listed the wrong taps on the contract, and we didnt pick it up, and have had to pay to change to the better taps that we actually asked for.

The Electrolux stove and oven have been discontinued, so we had to choose new ones.

Washing line supplied and installed was not the one we specified and paid more for.

We paid for a recessed hot water system, and it hasnt been recessed.  Looking at credit.

They didnt paint the downpipes the same colour as the house as we had requested.   * Fixed *
